1. About Dwella

Dwella is a property intelligence and community review platform designed to help people make more informed decisions about residential and commercial properties.

Dwella allows users to:

• search for properties and property-related information;
• view ratings and reviews;
• submit reviews and ratings based on their experiences;
• provide supporting information or documents for review verification;
• save properties;
• report content;
• receive notifications and other platform communications.

Dwella is an information and review platform. Dwella does not act as a landlord, tenant, estate agent, property manager, broker, lawyer, surveyor, or other professional adviser.

2. Eligibility and Accounts

You may use Dwella only if you are legally capable of entering into these Terms.

Where an account is required, you are responsible for:

• providing accurate information;
• keeping your login credentials secure;
• maintaining the security of your account;
• notifying Dwella if you believe your account has been accessed without permission.

You must not create an account using another person's identity or impersonate another person.

3. Property Information

Property information on Dwella may come from users, publicly available information, property-related sources, or other contributors.

Dwella makes reasonable efforts to provide useful and reliable information, but property information may change and may contain errors, omissions, outdated information, or differences in individual experiences.

You should independently verify important information before making a rental, purchase, relocation, financial, or other property decision.

Dwella does not guarantee that:

• a property is available;
• a property is accurately described;
• a property is safe or suitable;
• a landlord or property manager will behave in a particular way;
• a property will have the facilities, services, utilities, security, or conditions described by a user;
• information on the platform is complete or current.

4. Reviews and Ratings

Reviews and ratings are user-generated content and represent the experiences and opinions of individual contributors.

A review or rating does not necessarily represent the views of Dwella.

Users must provide honest and genuine information based on their own experience.

Users must not:

• submit fabricated reviews;
• submit reviews about properties they have not actually experienced;
• submit multiple reviews intended to manipulate a property's rating;
• submit reviews in exchange for payment or other improper incentives;
• deliberately misrepresent facts;
• impersonate another person;
• use reviews to threaten, harass, blackmail, defame, or intimidate another person;
• include unnecessary personal or sensitive information about other people.

5. Verified Reviews

Dwella may allow users to submit supporting documentation to verify that they lived at or otherwise had a legitimate connection with a property.

A "Verified" or similar verification status means that Dwella has reviewed the submitted supporting information and determined that it meets Dwella's verification requirements.

Verification does not mean that:

• Dwella agrees with every statement in the review;
• every statement in the review has been independently verified;
• Dwella endorses the property, landlord, tenant, or reviewer;
• the property is currently in the same condition described in the review.

Dwella may reject, remove, revoke, or change a verification status where appropriate.

6. User Content

You retain ownership of the original content you submit to Dwella, subject to the rights granted in these Terms.

By submitting reviews, ratings, photographs, comments, or other content to Dwella, you grant Dwella a non-exclusive, worldwide, royalty-free licence to host, store, reproduce, display, distribute, and use that content as reasonably necessary to operate, maintain, improve, and promote the Dwella platform.

You represent that:

• you have the right to submit the content;
• the content is not knowingly false or misleading;
• the content does not unlawfully infringe another person's rights;
• the content does not contain information that you are prohibited from disclosing.

7. Supporting Documents

Where Dwella requests supporting documentation for verification, users must only submit documents they are legally entitled to provide.

Users should not submit unnecessary personal information belonging to another person.

Dwella may review, store, restrict access to, or remove supporting documentation in accordance with its verification processes and Privacy Policy.

Dwella may reject documentation that appears incomplete, altered, misleading, irrelevant, or otherwise unsuitable for verification.

8. Content Moderation

Dwella may review, moderate, restrict, edit where appropriate, or remove content that violates these Terms, applicable law, or Dwella's community standards.

Dwella may also restrict or suspend an account where there is evidence of abuse, fraud, manipulation, harassment, impersonation, or other misuse of the platform.

Where appropriate, users may report content they believe violates these Terms.

Dwella may preserve or disclose information where required by law or where reasonably necessary to protect users, the platform, or the rights of others.

9. Landlords and Property Managers

Where a property owner, landlord, agent, or property manager is mentioned in a review, the review reflects the reviewer's experience and opinion.

Property owners, landlords, agents, and property managers may have an opportunity to respond to reviews where that functionality is available.

Responses must remain respectful and must not contain threats, harassment, personal attacks, confidential information, or misleading information.

10. Prohibited Use

You must not use Dwella to:

• break the law;
• commit fraud;
• manipulate ratings or reviews;
• harass or threaten another person;
• impersonate another person or organisation;
• upload malicious code;
• attempt to gain unauthorised access to accounts, systems, or data;
• scrape or systematically collect platform data without permission;
• interfere with the operation or security of Dwella;
• use Dwella to publish content that is unlawful, abusive, threatening, defamatory, discriminatory, or otherwise harmful;
• submit another person's private or sensitive information without a lawful basis.

11. Intellectual Property

The Dwella name, branding, logo, interface, design elements, software, original text, graphics, and other platform materials are owned by or licensed to Dwella unless otherwise stated.

You may use the platform for its intended purpose, but you may not reproduce, modify, distribute, sell, or commercially exploit Dwella's proprietary materials without permission.

12. Third-Party Services and Links

Dwella may contain links, integrations, or references to third-party websites or services.

Dwella does not control third-party services and is not responsible for their content, availability, policies, or practices.

Your use of third-party services may be subject to their own terms and policies.

13. Availability and Changes to the Platform

Dwella may update, modify, suspend, or discontinue features or parts of the platform from time to time.

We will make reasonable efforts to keep the platform available and functioning, but we do not guarantee uninterrupted or error-free availability.

14. Disclaimers and Limitation of Liability

Dwella provides property information, reviews, ratings, and related services to help users make better-informed decisions.

To the extent permitted by applicable law, Dwella is not responsible for decisions made by users based on information found on the platform.

Dwella does not guarantee the accuracy, completeness, reliability, suitability, or current status of user-generated content or property information.

Nothing in these Terms is intended to exclude, restrict, or limit any liability, consumer right, or legal protection that cannot lawfully be excluded or limited under applicable law.

15. Indemnity

To the extent permitted by applicable law, you agree to be responsible for losses, claims, liabilities, or reasonable costs arising from your unlawful use of Dwella, your violation of these Terms, or your infringement of another person's rights.

Nothing in this section requires you to indemnify Dwella for matters that cannot lawfully be transferred to you.

16. Account Suspension or Termination

Dwella may suspend or terminate an account where there is a reasonable basis to believe that the user has violated these Terms, misused the platform, manipulated reviews, engaged in fraudulent activity, or created a security or legal risk.

Where appropriate, Dwella may also remove or restrict access to content associated with the account.

You may stop using Dwella at any time.

17. Privacy

Your use of Dwella is also subject to the Dwella Privacy Policy.

The Privacy Policy explains how Dwella collects, uses, stores, protects, and otherwise processes personal information.

A link to the Privacy Policy will be provided here once the Privacy Policy page is published.

18. Changes to These Terms

Dwella may update these Terms from time to time.

When material changes are made, Dwella may provide reasonable notice through the platform or other appropriate means.

The updated Terms will be published on this page with a revised "Last updated" date.

19. Governing Law

These Terms are governed by the laws applicable in the Federal Republic of Nigeria.

Nothing in these Terms prevents a consumer from exercising rights or seeking remedies available under applicable Nigerian law.

21. Entire Agreement

These Terms, together with the Privacy Policy and any other policies expressly incorporated into them, form the agreement governing your use of Dwella, subject to applicable law.

If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions will continue to apply to the extent permitted by law.
